Letting - Landlords

Management & Letting Service

At Placefinders we try to ensure that the day-to-day management of a property taken through ourselves is consistent. However, there is a difference between the two services we offer our landlords.

Management Service

This is where the landlord has asked Placefinders  to manage a property on their behalf on a day-to-day basis. In these circumstances all telephone calls and contact will be through Placefinders. Corporate clients looking for accommodation for employees are strongly recommended only to take properties under our management service as we are able to meet your professional demands and give you total peace of mind

Letting Service

This is where the landlord has chosen to deal with the day-to-day management of the property themself. The tenant will be given his/her telephone number and as issues arises  during the tenancy your point of contact will be with the landlord..

  • Providing literature clearly setting out our terms and conditions of business
  • Visiting property and advising on rental value and condition of property regarding improvements to help maximise rental returns
  • Advertising the property to locate prospective tenants and strictly vetting prospective tenants including taking and checking references
  • Producing a comprehensive tenancy agreement
  • Compiling and agreeing with tenants and landlords a comprehensive inventory (if required)
  • Collecting a deposit (usually equal to one months rent) and the first months rent
  • Prompt payment to landlords of the first months rent  (less our fees) with a statement sent by post
  • Registering deposit into Government scheme

Issuing Section 21 notices for landlords to gain repossession of their property if specifically instructed by the landlord

LET & FULL MANAGEMENT

  • Providing literature clearly setting out our terms and conditions of business
  • Visiting property and advising on rental value and condition of property regarding improvements to help maximise rental returns. Holding keys to property
  • Advertising the property to locate prospective tenants and strictly vetting prospective tenants including taking and checking references
  • Producing a thorough tenancy agreement
  • Compiling and agreeing with tenants and landlords a comprehensive inventory (if required)
  • Collecting a deposit (usually equal to one month rent) and holding this in a client reserve account.
  • We will make periodic inspections of the property and a report will be kept on file and passed on to the Landlord
  • Registering deposit into Government scheme.
  • Monthly collection of rent and prompt monthly payment to landlords direct to their bank with a monthly statement sent by post
  • Dealing with gas, fire and electrical inspections on behalf of the landlord (these will be subject to a separate fee if required)
  • Dealing with queries arising
  • Protecting the landlords interests regarding repossession of properties by serving possession orders on a timely basis
  • Arranging checkout of properties at end of term
  • Being committed to the management process throughout the term of the tenancy
